Site Background

The subject site occupies approximately 0.3 acres of residential land listed as 1100 N. Warren Avenue, Springfield, Missouri. A residence was previously located on site, but the property is currently vacant with the exception of a framed garage structure. Available records do not indicate historical developments other than residential structures.

Findings

Terracon Consultants Inc. completed Phase I Environmental Site Assessment (ESA) of the property in March 2008. Phase I activities did not identity Recognized Environmental Conditions (RECs) that warrant further assessment. Visual observations for asbestos containing materials (ACM) identified asphalt shingles and drywall within the garage as suspect ACM. Terracon has recommended a thorough asbestos survey prior to disturbance of suspect ACM in connection with planned renovations and/or garage demolition.
