Site Background

The subject property and adjacent properties are located in a historical industrial area of downtown Springfield. At the time of the assessment, the property contained one vacant building. There may have been some activities related to the wool or tanning industry from approximately 1891 through 1902 The property was used as a grain storage warehouse from at least 1933 to 1969.. More recently it was used for paint storage. The Springfield Gas and Electric Manufactured Gas Plant (MGP) was located west of the property.

Findings

The Phase I report concludes the former MGP is the only recognized environmental condition due to its proximity and the waste typically generated at an MGP. Because of the direction of groundwater flow and the topography, impacts from the MGP are unlikely. There are no registered underground storage tanks on the property. Historical environmental conditions include use of herbicides and pesticides associated with grain storage or railroad operations and potential activities associated with the tanning process. There is no evidence these conditions are a current concern.
