Site Background
Terracon Consultants Inc. completed Phase I Environmental Site Assessment (ESA) of the 233 East Commercial site in October 2007. The site includes approximately 5000 square feet of land improved with a single story, concrete block retail building that occupies approximately 4700 square feet of retail space. Davis Appliances currently occupies the building.
Available records indicate that a filling station previously operated on site from the early 1900s to circa 1943. According to the historical fire insurance maps, the station had three storage tanks located within the east-central side of the site. Historical records also document on-site print shop operations from circa 1886 to 1910. These conditions have been identified as a Phase I Recognized Environmental Condition (REC) in connection with the site.
Findings
A visual survey of the retail building for potential asbestos containing materials (ACM) identified four (4) suspect areas of ACM. These areas generally include wall and ceiling plaster, floor tiles, and lining paper inside fluorescent light fixtures.
Terracon has recommended a subsurface investigation in response to the Phase I REC discussed above. Associated sample collection and analysis efforts are pending.
