Site Background
A Phase I Environmental Site Assessment (ESA) for this property was conducted in January 2008. Historical research conducted during these assessments revealed that the subject property was developed since the 1930s and was originally occupied by Young Oil Company from 1937 to the 1960s. It was also occupied by a diesel truck repair company in the 1960s and 1970s. The Site was occupied by Webco Engineering, Inc. and Redneck, Inc. in the early 1980s. Midwest Thermal Products occupied the Site in the early 1990s and Midwest Insulation and Siding utilized the subject property in the late 1990s. Habitat for Humanity utilized the Site since approximately 2001 as a resale shop and recently vacated the building. A Phase II Subsurface Investigation was previously conducted on the subject property in March 1998 and a Phase I Environmental Site Assessment was previously conducted in February 1999.
Findings
The previous use of the Site by Young Oil Company, as a diesel truck repair facility, and petroleum contamination identified on-site during the March 1998 Phase II Subsurface investigation were identified as recognized environmental conditions for the Site.
A visual survey for asbestos containing material was also conducted as part of the current Phase I ESA. Building materials suspected of containing asbestos include ceiling tiles and floor tiles. Sampling of these materials would be necessary, it is not possible to determine if these materials are asbestos-containing.
