Site Description

The subject property is located within a residential development near the intersection of East Florida Street and North Delaware Avenue. The property includes approximately 0.50 acres of land improved with a 2,500-square foot residential duplex. Historical records do not document previous on-site developments in addition to residential use.

Findings

Terracon Consultants Inc. completed a Phase I Environmental Site Assessment (ESA) of the property in June 2008. The Phase I identified the north-adjoining property as a Recognized Environmental Condition (REC) in connection with the site. This conclusion was based on long-term industrial use, associated regulatory and environmental database listings, and a topographically upgradient facility location. The Phase I did not identify RECs specific to 1650 E. Florida Street. Further assessment of the property is not anticipated.

Visual observations for asbestos containing materials (ACM) identified roofing materials, window glazing, sheet flooring, drywall joint compound and tape, ceiling tiles, and electric wiring insulation as suspect ACM. Terracon has recommended a thorough asbestos survey prior to planned renovations or building demolition.
