Site Background

Environmental Works, Inc. conducted a Phase I Environmental Site Assessment of the subject property, which is located in central Springfield. The subject property consists of a two-story building (located in the west portion) occupied by Adventures in Art and Mosaica Studio and a loft apartment with a parking lot (located in the east portion). Historical research conducted during this assessment indicates the Site has been developed since the 1880’s and has been occupied by numerous commercial businesses such as a livery, a theater, a roller skating rink, a beverage wholesaler, a bookkeeping service and an auction service.

Findings

The Phase I ESA did not identify any evidence of recognized environmental conditions for the subject property.

Suspect ACMs observed at the Site include exterior wall plaster/stucco, interior wall plaster, ceiling tile, floor tile, exposed floor mastic and sheet flooring. Sampling and analysis of those materials would be necessary in order to determine the asbestos content of these items, if any.
